Naperville's Murals ~ A Picture of Naperville's History

When driving through Downtown Naperville, you can't help but notice the beautiful murals painted on the side of historical buildings. A picture of Naperville's history.

Within their paint strokes the artists tell the story of Naperville's history. The story of how Naperville was founded in 1831 by Joe Naper and that it is the oldest city in DuPage County.

 

The murals seem to come to life as we follow the story of the development of Naperville. The settlement of the first families that started the businesses, which then lead to the growth of the rail.

I enjoy hearing stories from true Napervillians - (people that have lived in Naperville for generations), they tell how Naperville once was. They tell stories of how their house was surrounded by corn fields because anything past 75th street was nothing but corn fields. How Downtown Naperville's anchor was a grocery store that has since been replaced with modern stores.

 

The pictures and stories are reminders of how far Naperville has come, and that within the old and new still lies the history of Naperville.

Fannie Mae Guidelines favor Short Sales

Short Sales

Fannie Mae has updated the requirements regarding the time period in which a borrower can become eligible for a mortgage loan. The requirements favor Short Sales.

 

The change in the guidelines is very important as Fannie Mae guarantees and owns a large portion of mortgage loans on the secondary market. Fannie Mae and Freddie Mac combined own more than one-half of all loans in the United States.

The following is an brief overview of the Fannie Mae guidelines:

Bankruptcy (All except chapter 13) - 4 year time period from either the dismissal or discharge date of the bankruptcy action.

Bankruptcy/Chapter 13 - 2 years from the discharge date or 4 years from the dismissal date.

Foreclosure - 5-7 years following completion date, minimum 10% down, 680 credit score.

Deed-in-lieu of Foreclosure - 4-7 years following completion date, minimum 10% down.

Preforeclosure/Short Sale - 2 year time period from completion date.

The guideline clearly shows the advantage for a homeowner to short sale their home rather than letting it go to foreclosure.

10 Tips for Home-Sellers in Today's Market

HouseNow that you have decided to sell your home, there are a few things you can do to make your home more appealing to buyers in today's market. Look at your home through the eyes of a buyer, highlight its strengths, focus on its features and bring out its best.

1.  Order a pre-sale inspection - A qualified home inspector will be able to determine if your home has any trouble areas that you can address prior to listing your home for sale. Your home will stand out from others when buyer's know that an inspection has been completed.

2. Make appropiate repairs - Not any major improvements but perhaps you have been meaning to fix that small crack or repair the broken screen, now would be the perfect time to attack those small projects.

3. Neutralize your decor - a few gallons of paint is a low-cost way to polish up your home's appearance. Neutral colors suggest newness and cleanliness.

4. Un-clutter - By removing clutter you a doing one of two things. First you are getting a jump start on packing, by packing your least-used items now, you'll have less to do later and secondly removing clutter will highlight the spaciousness of your home.

5. Remove family photos - When preparing to sell your home, it's important to remove your personal items to make your house a home that future buyers can make into their own home.

6. Wash your windows and screens - This will help get more light into your home's interior.

7. Upgrade your interior lighting - Another low-cost way to give your home an updated appearance.

8. Make the bathrooms feel luxurious - Put away the old towels and personal toiletry items and add a new shower curtain, new towels, candles or potpourri.

9. Spruce up the exterior - Trim bushes so they don't block your home's features, plant flowers, repair any cracks in the driveway, upgrade your outside lighting.

10. Owner's manuals and warranties - Gather up all the manuals and warranties for your appliances and have them in one convenient place for the future buyer.

Naperville ~ Great Home Decorating at Kirkland's

Shopping for home decor is one of my favorite things to do. Call me crazy, but I prefer it over shopping for clothes. I find that it's very relaxing to use my creative side to decorate a room or two, taking the picture that I have in my head and having it come to life.

Located in Naperville, it's easy to run over and see if they have anything new that will add a little something or change the look of a room. I always seem to find something, do to the fact that they have a wide selection of accessories at affordable prices.
